Josh brings a rare blend of local knowledge, commercial judgement and modern property thinking to the sale process. As Director of Luschwitz Real Estate, he carries forward a third-generation family business that has been part of the North Shore property landscape since 1969, while continually refining how homes are prepared, marketed and negotiated in a changing market.

Since entering the industry in 2007, Josh has worked closely with clients through every stage of the sales process. He understands that selling a home is rarely just a transaction. It is often a major life moment, and his clients value the calm, confidence and clarity he brings when decisions matter most.

With a background in economics and technology, Josh is able to look at each campaign from more than one angle. He considers the broader economy, local market conditions, buyer behaviour and the way modern marketing can influence a result. This allows him to give practical, thoughtful advice on presentation, pricing, timing and negotiation strategy.

Josh is a hands-on agent who invests deeply in the detail of every sale. From the first conversation through to preparation, campaign management, buyer follow-up and final negotiation, he remains closely involved. His approach is considered rather than formulaic, with each property treated on its own merits and each client given the time and attention they deserve.

Raised in Gordon and Wahroonga, and now living in Gordon with his wife Gemma and their daughters, Josh’s connection to the Upper North Shore is both personal and professional. He understands the area’s homes, streets, schools and lifestyle because they have been part of his own life for many years.
